Strata AGM - We pay the Strata Manager?

I'm a first homeowner and own a townhouse as part of a group of 6. Our AGM is next month and the Strata Manager proposed having the meeting at her office at 6pm. The members of the strata asked if she could come to the strata premises, since it is easier for 1 person to come to 6, rather than 6 going to 1. The Strata Manager then said that the strata would be charges $220/hr for her travel time, on top of the $220/hr fee for the actual meeting, claiming that it's because the meeting is outside of business hours. This means that the strata could be charged $440 depending on how long the meeting goes for.

So my main question is… is this normal? Is it normal for the strata members to be charged for time taken by the Strata Manager to travel and attend the AGM? I thought it would be part of their scope of services and included in the quarterly strata fee. Should we be looking for a new Strata Manager?

Thanks for any pointers!

  • Yes it's normal… Which is why we all go to our strata manager's office for our agm.

I heard that in one of the large multi-tower complexes, the strata agent was charging ~ 10k for an on-site meeting.

The manager's job is to screw money out of the owners at every opportunity. The best (and worst) complexes are owner maneged.
