do either of these accounts have a 100% offset attached to them?

    • no, but at least the variable rate loan has a full redraw capabilities with no fees for redraw (though a minimum of something, but I dont remember the minimum $)

      • +1
        • There is a minimum of $1000 on fee-free redraws

Ubank needs an offset account, then I will move over.

  • Rep - pls advise if ubank is bringing an offset a/c?

    • +1

At the moment there are no offset facilities with a UHomeLoan.
The Variable Rate UHomeLoan does offer Redraw facility, which allows you to deposit extra funds in your loan and offset your Loan balance.
      Thanks

  • On the 5 year fixed rate loan why is the comparison interest rate so much LOWER than the advertised rate?? For most other lenders the comparison rate is HIGHER?????

    • Doesn't ubank have a 0.1% loyalty discount after 3 years? Might be that I'd say.

    • I've been confused by this previously too with other banks.
I believe it is because the comparison rate is based on a '30 year loan'.
Therefore after the fixed term, the interest rate will revert to the 'normal amount' (whatever that is, say 5% for example), meaning over the 30 year period the 'average' comparison rate will be above the current fixed term rate. Hope that makes sense!

  • Isn't this a Dupe?

    • You are right, he posted this yesterday or the day before. Originally it was posted sometime late last year as part of new year campaign.

How much is the total of joining fees (valuation, settlement, legal, etc)..

    • Yeah this X 1000. When it comes to the amount of mortgage, sett fees, registration and so on it seems folly to chase this wondering whether you MIGHT get a $2014 eftpos card…

      • I don't think there are any fees for joining, but you may have to pay exit, break fee if you have existing home loan. There are some government registration fees.

        • Also the minimum amount is $300,000 which should be very clear in their post.

UBank don't charge application or ongoing bank fees whatsoever on a Variable Rate UHomeLoan.
A Fixed Rate UHomeLoan does attract a $395 rate lock fee.
UBank will cover some valuation, settlement and registration fees that arise throughout the process.

However there are some remaining fees that will be payable by you. These may include:
      • Any fees or charges payable to your existing lender if you are refinancing, such as break costs.
      • The fees charged by any service providers engaged by you, such as any lawyer or conveyancer, valuer, building inspector or pest controller you have hired.
      • Government duties, such stamp duty if applicable.

  • If I'm currently working overseas (i.e. earning overseas income) could I still apply for home loan?

    • If you're overseas and earning either AUD, USD or HKD and have 60% LVR go for a HSBC Market Linked loan instead http://www.hsbc.com.au/1/2/personal/home-loans/interest-rate…
      Rates:
      AUD - 3.57% p.a
      HKD - 0.53% p.a
      USD - 0.37% p.a

      • Thanks for the info. First time to know about these types of loans, the rate seems unbelievably low. Is there any catch? I'll contact the bank to find out more. Cheers!

  • Hi Rep,

I spoke to a lady last week at uBank and she mentioned it was going through until April.
So I went ahead and organised documents from my current lender, jumped on the website to apply on the weekend and site was down for maintenance……

Back up this morning and any reference to the EFTPOS card has been removed.
Called them up and said it was finished on the 7th March.
    Bugga.

Was it true that it was at some stage going to be going until April?
…any chance of it coming back?

I would like to jump ship, but really want/need that card too.

    You snooze you lose huh?
(mind you I snoozed on the advice given)

    Anyhoo.
    Thank, Birnie
