This Special Price Sale has been going on for an unknown time, since it was not advertised. I went onto the website on a whim and found out several WII U games with a special price tag which did not specify if it is online only or includes in store pricings.
So I went to my local JB Hi-Fi store and asked them to scan the games that are discounted online and it worked. It seems that all the special prices online works in store.
Here are the following games that I found that are currently discounted:

There may be more, but these ones are the ones that I have found.
I don't know how long the sale goes on, so buy it when you can. Ignore the price tags on the physical copies and just let them scan to get the special price for you.
And for those who want to make a little profit for EB Games trade credit, The $89.95 EB Games of the Wii U Splinter Cell game has a trade-in credit value of $30. So whichever EB World card you are on, such as my Lvl 3 card ($34.50 trade-in credit and 70 carrots), you can be sure to take advantage of it.
TL;DR
Wii U games discounted at JB Hi-Fi.
Zombiu, Splinter Cell and Your Shape Fitness Evolved are the only real deals as everything else can be found cheaper elsewhere. This has already been posted before though. Nice little exploit with the EB trade in though.
