House needs to be demolished (Melbourne SouthEast)

We have a rental property (house) that was damaged by fire and now needs to be demolished before we sell it. (Agent said we get a higher price this way.)

The structure of the house is basically sound except for the hole in the roof but the kitchen, bathroom and living room's ceiling and walls are all damaged.

Would someone recommend a demolition company and give an idea of how much it may cost? It's a 3 bedrooms, single-storey house on 650m2 of land. Are there other things we need to take note of when selecting demolishing company?

    Just put up a deal on ozbargain saying free bricks and other house fixtures. It will be gone and people negging you for not having enough houses in no time.

    No idea of costs involved, but just be really aware, in my opinion, and given how rife is the problem with lax home renovators and demolition contractors - as regards asbestos removal - that you have some grave moral responsibilities in play here.

    Even if the house is largely of brick and tile construction, even well into the 80's such houses still usually had asbestos in places. Eaves, above laundries, bathrooms, behind stoves, electricity meter boxes etc.

    Choose your demolition people carefully, read up on detail as relates procedure required for things to be even vaguely 'safe'. Lots of cowboys among even registered asbestos removal companies. Be it the context of young workers placed in the thick of things, builders down the track working on the site, or children playing in backyards hundreds of metres downwind at any given point - there is a lot at stake.

    my partner has done this for work , in Melbourne you'd be looking at the best part of $20,000 - but if asbestos is involved these costs can easily double/triple.

    might sound expensive but the cost to dispose of all the waste is ridiculous.

    it is not always the best option to demolish the house before you sell. one it can be a lot of work to organise/get quotes etc.
    some buyer may prefer the visual prompts of what a house/land/garden size is when buying.
    and some buyers may underestimate the costs of a demolition when factoring it into the buy price.

    It can range from $15K to $20K. Work out how much is salvageable, like fittings and removable fixtures etc.This can change the equation.

    Get a valuation from a sworn valuer, it will cost your $350 to $400. He or she will be able to explain the value of the land with or without a house. Don't always believe everything a RE Agent says.

  • Had a three bedder weatherboard and garage demolished, full of asbestos, was about $9k (but done in 2009) in box hill. Some minor issues with the company though. If you want their details send me a pm.

  • With regards to asbestos.

    It doesn't actually cost more to dispose of. The extra costs are involved with the added procedures, equipment etc.

    Also If it is fire damaged an asbestos inspection will determine if the asbestos can be sparrow picked and then the rest of the place can be removed as regular waste or if its all intermixed and therefore all has to be classified as asbestos.

    The reason after a fire that the cost goes up is it is no longer a bonded removal job but a friable one, i.e. the fibres may now be loose and once again more procedures are involved as well as licensing.

  • Thanks for all the advice and comments, everyone. I guess we will ask a few more agents and see what they say. Don't think there is a lot of value left in the house, so may not get a valuer. Sounds like it may be more trouble than it's worth, we may sell it as it is and let the buyer deal with it.
