Is Warwick Farm a good area to live?

HI all,

After 4 months of looking on the market, i am still haven't found an affordable house near Fairfield-Villawood-Cabramatta area. All house in these area are pretty much above the $500K mark.
Last night i do my regular search again and stumble across a few big block with house in Warwick Farm. They are in the range of 420-460K mark which suit well with my budget. I just wonder why property in this area is so cheap. What is the reason? Is it safe to live there?
Anyone live in Warwick Farm or used to live there can share their experiences?

  • If you're used to the Fairfield, Villawood, Cabra area then Warwick Farm shouldn't be too different.

    All I know about is that it has a racetrack. Perhaps the noise isolation isn't great so don't buy too close to the track?

  • Warwick Farm might smell due to horses, and is fairly low-lying. It is near the industrial area of Chipping Norton too. I wouldn't say it's more dangerous than your Cabramatta's etc, it's just not walking distance to anything. The same can be said about Carramar - some bargains can be found there.

  • Thanks. I have inspectedone of the house there today and it is really old and need renovation. I think this area is a bit cheaper because there are alot of government housing in the area

  • Would pick Warwick farm over Fairfield/Cabra.

    • Interesting, Would you mind tell me why you would prefer Warwick Farm over Fairfield/Cabra?

      • It's a small suburb only limited residential area, the residential is removed from industrial, ie hwy separates. No through traffic. Walking distance to Westfield, plus it's own train station.
        Warwick farm is right on fringe of Liverpool's built up area. Walking distance to biggest hospital around. I see it as undervalued with potential for future redevelopment.

    Yeh Warwick farm goes alright, it's only a tiny suburb really.
    Close to Westfield Livo & MegaCenta - Liverpool markets, a train station you can actually park at, nearby hospital. It's pretty much living in Liverpool where everything is at, but more quiet.

    Only thing I dislike about Liverpool-Warwick Farm, is those long train trips to the city.

    PLUS you have your own Sydney Harbour Bridge. Goodluck :)
